MAJOR
REGENERATION ON TOTTENHAM COURT ROAD MOVES AHEAD

The
Corporation of London was given planning permission earlier
this month for a £52m project on Tottenham Court Road,
WC1.

Roger
Preston & Partners has provided building services,
lifts and fire strategy advice for this complex regeneration
project.
The Corporation, which owns the freehold of 227 –
233, wants to gut the building while keeping the 19th-century
façade. The 75,000 sq ft redevelopment will include
new fourth and fifth floors under a curved glass roof.
The Hamilton associates design will provide 46,000 sq
ft of offices and 29,000 sq ft of shops.
The engineering services have been designed to provide
comfortable conditions for media and design based organisations
with particular emphasis on generating an open feel with
suitable flexibility to all tenantable floors. Schemes
have been developed to allow independent use for several
retail units at ground and basement levels. Particular
attention has been paid to the external noise environment
and roof plant arrangement which both received close scrutiny
by the planners.
