Roger
Preston & Partners provided building services, vertical
transportation and fire strategy advice for the 266,000ft²
development for Marylebone Properties. Roger Preston Environmental
also acted as BREEAM Assessors which enabled an ‘Excellent’
Rating for the scheme.

The
Hampstead Road Development aims to bring high quality
flexible offices and warehousing into a central London
location adjacent to Euston station. It exploits the most
recent changes to building regulations to create an exemplar
for environmental design in new offices.
RPP worked closely with Make/RHWL to provide a façade
design to respond to the demands of Part L2.
Carbon emissions are predicted to be 20-25% less than
the maximum current allowance of 18.5 kgl/m³ per
year – without compromising BCO Guidelines.
The wholly passive external envelope incorporates a system
of interlocking anodised aluminium panels, which will
provide solar shading and high levels of insulation &
low-E double glazing. The anodised panels will be finished
in gold and silver to create a shimmering and constantly
changing elevation.
The development is organised into two distinct buildings
which reflect their different uses. The proposed B1 building
consists of two accommodation fingers either side of a
central ‘street’ and atrium, parallel to the
principal North-South axis of the site. The central core
can be accessed via the ground floor street from similar
entrances at the north and south ends of the building.
The atrium steps-down progressively at each end of the
building from the top floor to the first floor. This produces
a space that tapers in section from the point of arrival
to the reception area. The street provides equal opportunity
for entry at each end of the building and allows for a
wide range of tenant scenarios.
The scheme will provide a gateway to the City and the
West end for visitors arriving from the north by Road
and Rail. The southern entrance comprises of a landscaped
space with a spectacular oversailing canopy announcing
the building’s primary entrances.
