Roger Preston & Partners’ contribution to the continuing
development boom in Dubai moved through Stage D design earlier
this year.
|
|
The
Foster & Partners designed building for Union Properties
is set within the prestigious Dubai International Finance
Centre (DIFC) and features a single 80 storey mixed-use
building rising to a height of over 300m.
The 296,517m² (3,191,682ft²) GIA scheme comprises
over 76000m² NIA of residential accommodation incorporating
over 500 apartments located above 51000m² NIA of
office space.
The top of the tower is home to a select collection of
penthouses the highest of which will have the distinction
of being the world’s highest residential accommodation.
The tower itself sits atop a 7 level podium offering 4500m²
of retail space and parking for over 2500 cars.
Roger Preston & Partners have brought their global
high-rise experience to bear in meeting the client brief
to create an iconic, timeless building for Dubai that
incorporates the very best of international design standards.
Unusually for Dubai, Roger Preston & Partners successfully
negotiated with the local authorities to allow the use
of high voltage (HV) distribution within the building
for the life safety systems. With a 26MVA total connected
load this realised significant cost savings over more
conventional systems.
Roger Preston Dynamics, the specialist people movement
Division within the main practice, devised and assessed
numerous lifting strategies for the scheme. The selected
scheme represents the best balance of equipment lifetime
cost vs. space take value and meets the challenge of moving
people around such a large, high building efficiently.
District cooling is utilised in lieu of local chillers
and, needless to say, with the local desert climate heating
considerations are of minor concern!
In today’s world, security in buildings is always
high on the design agenda and never more so than in high
rise landmark towers. Roger Preston Networks, the specialist
BMS & IT Division within the main practice, have created
a robust, highly secure network of CCTV and access control.
This in turn is complemented by a web of audio-visual
communication points spread throughout the building offering
instant peace of mind and service to occupants and visitors
alike.
Roger Preston & Partners have recently been asked
by Union Properties to extend the scope of their services
and deliver a set of Employer’s Requirement documentation.
The building is scheduled to take 3 years to construct
with forecast PC in 2008.
