WINS HQ GO-AHEAD

Marks
& Spencer has won planning permission from Westminster City
Council to develop its Baker Street headquarters known as Michael
House.

The site will be redeveloped with an ambitious £125
million scheme designed by architects Köhn Pedersen
Fox and is likely to be worth as much as £400 million
when completed.
The project will be one of the biggest developments in
the West End and includes seven floors of office space,
health club and swimming pool, together with 32 new homes,
cafes and shops, including an M&S Simply Food store.
M&S has had its headquarters in Baker Street since
1957 and is currently in the process of moving into new
premises in Paddington. News of the planning permission
gives a boost to the group and its new team headed by
Stuart Rose.
RPP assisted the architects and M&S with the engineering
services, vertical transportation and thermal modelling
elements of the planning application.
The scheme is expected to achieve an Excellent BREEAM
rating. Elements of the façade utilize high-performance
externally ventilated triple glazed cladding and the air
handling units will be roof mounted with full heat recovery
and condensing boilers.
