This 53 storey, 300m high building comprises three 12 storey office 'villages,' each having three 4 storey 'sky gardens,' all of which are linked vertically by a central atrium. The atrium is separated horizontally every 12 storeys at the 'village' boundaries to limit stack pressures and smoke spread. Gardens, atria and perimeter offices have openable windows.

Roger Preston & Partners conducted a comprehensive climatic analysis, thermal modelling and comfort assessment. The garden and cladding designs were analysed for optimum results and used in subsequent computer modelling. Exceptionally good facade performance was achieved.

The viability of using mixed mode ventilation was assessed. An estimated 10% reduction in cooling capacity has been achieved with energy cost savings of approximately 50% compared with a fully air conditioned high rise building.

This project is an environmentally responsible 50 storey, 180m high rise residential tower.

The building has 207 luxury apartments on the south side of the River Thames with views over central London.
